Project Overview
Project Scope:
- Demolition of existing office accommodation and associated structural frame bay.
- Removal of all existing M&E services within the warehouse area.
- Removal of all existing wall and roof cladding.
- Construction of extensions to the north and south of the retained element.
Building Cladding:
- New cladding with composite cladding wall and roof panels.
- Incorporation of new loading docks, level access door, and personnel doors.
- Roof areas and parapets to receive an additional fleece-backed single ply membrane layer.
Internal Fit-Out:
- Multi-temperature zone warehouse with ancillary office accommodation.
- Freezers fitted with moveable racking.

- Cell 1: GIA 8,238 ft² (Chilled, 0°C – 10°C)
- Cell 2: GIA 17,812 ft² (Freezer, -20°C – -30°C)

- Cell 4: GIA 24,876 ft² (Freezer, -20°C – -30°C)
- Cell 5: GIA 1,327 ft² (Blast Freezer)

External Works
Service Yards & Car Parking:
- Reconfiguration to suit the new building footprint.
Office Area Access:
- Access via internal stair and passenger lift.
- Roof access via external prefabricated stairs within a mesh enclosure.
- Northern stair serves as secondary escape route for the office area.
