Morewood Centre Bedford

This refurbishment and extension project aims to modernise the existing facilities, aligning them with current market trends and enhancing their commercial appeal. As part of the development, the existing warehouse will undergo partial demolition at the current dray dock to accommodate a new full-height extension, increasing the warehouse floor area from 101,400 sq ft to 119,900 sq ft.

Additionally, the existing canopy will be modified to incorporate six new loading docks. The office areas (totalling 10,450 sq ft over three floors including a second floor plant area) will be completely overhauled, including the full replacement of cladding, windows, and curtain walling. Internally, the office space will be stripped back to its core, allowing for a new layout, updated finishes, and modern mechanical and electrical (M&E) systems.

• Refurbishment of 101,400 sq ft of warehouse flooring, including removal and recasting of 17,350 sq ft currently laid to falls
• Full strip-out of 10,450 sq ft of office space across three floors to enable a new layout, finishes, and M&E installations

• Refurbishment of 74,900 sq ft of external yard, including removal and recasting of 23,500 sq ft to accommodate the new loading bays and removal of vehicle wash and refuelling islands
• Refurbishment of the entire 114,000 sq ft roof area (warehouse and offices), including cut edge treatment, fixing replacements, and gutter relining
• Demolition of a 4,250 sq ft cold store
• Installation of a 149kWp solar panel system on the office and newly extended warehouse roofs
